How We Handle Structural Work, From First Visit to Sign-Off

  1. Free design visit -- During the initial CAD design visit we look at the wall you want opened up or moved and flag straight away whether it's likely to need a structural engineer before the layout is finalised.
  2. Structural assessment and building control submission -- Where a wall is load-bearing, or there's doubt, we arrange for a structural engineer to assess it and produce calculations, then submit the building control application so it's checked alongside the kitchen design rather than afterwards.
  3. Written itemised quote -- You get one written quote covering the beam, propping, making good and the kitchen fit itself, with the engineer's fee and building control charge shown as separate line items so there are no surprises later.
  4. Structural work and coordinated trades -- Temporary supports go in, the beam is fitted, and building control inspects at the stages they need to - then our own electricians, plumbers, gas engineers and plasterers carry out the work the wall removal has disturbed, scheduled as one job rather than a string of separate visits.

Do I need a structural engineer just to take out a small stud wall in my kitchen?

My house is in a conservation area - does that rule out opening up my kitchen?

Not usually, but it changes what's allowed and how long approval takes. Structural changes inside the house are less affected than anything altering the external appearance, but a listed building will need listed building consent for internal structural alterations too. We flag this at the first visit so it's factored into your timescale rather than discovered halfway through the job.

Are the structural engineer and building control fees included in my kitchen quote?

They're included in the sense that we arrange and manage them for you, but they're shown as separate, itemised costs rather than folded into the kitchen price - that's true of the written quote for every job, not just structural work. You'll see exactly what the engineer, the building control application and the kitchen fit itself each cost before anything is booked in.

If you remove a wall, who does the electrics, plumbing and gas work that gets disturbed?

We do, as part of the same job. Our own Part P registered electricians re-certify or extend the circuits, NVQ Level 2 qualified plumbers move pipework, and Gas Safe registered engineers handle anything involving a gas hob or range cooker - so you're not left finding and booking separate tradespeople once the wall's already down.

What guarantee do I get once the structural work and kitchen are finished?

A 5-year labour and installation guarantee covers the fitting itself, structural work included, and a 2-year guarantee applies to the products fitted. You'll also get the building control completion certificate for the structural work, which matters if you sell the house later - buyers' solicitors ask for it.
