If your Nottingham kitchen needs more than new units and a worktop swap - a wall coming out between the kitchen and dining room, a chimney breast removed, or the room extending into the garden - that's a structural remodel, not a standard refit. It means a survey to confirm what's actually load-bearing before any wall comes down, a structural engineer's calculations and building control sign-off where a beam or full planning permission is needed, and every trade working from the same drawing rather than turning up to interpret the job their own way. A good number of the Victorian and Edwardian terraces around Nottingham have a chimney breast running up through the kitchen wall, which changes both what the survey needs to check and how the finished opening gets made good afterwards, and it's usually the first thing we're asked to price when a homeowner is quoted for opening up a galley kitchen into a dining room.

Derby Kitchen Fitter runs these jobs out of our Derby workshop, with the same design, joinery and installation team travelling out to Nottingham for the survey, the structural work and the finished fit - the cabinetry and worktops are made on the bench rather than ordered flat-pack, so a size that shifts once the wall opening is confirmed can be adjusted by the same joiners rather than sent back to a factory. That matters more on a structural job than on a straightforward refit, because the exact width and height of a new opening usually isn't fixed until the beam's in and the plaster's made good, by which point a factory-ordered cabinet run has often already been cut to a size that no longer matches the room.

The Work Covered in a Structural Kitchen Remodel

  • A structural survey carried out at the property to confirm which walls are load-bearing and how they tie into the floor and roof structure, before any wall removal or beam work is planned around it
  • Structural engineer calculations and the building control application for wall removal, beam installation or an extension, submitted as part of the project rather than left for you to arrange
  • One project-managed team covering demolition, structural work, electrics, plumbing, plastering and the kitchen fit itself, scheduled as a single block for the Nottingham site rather than a chain of separate contractors working to their own diaries and travelling out independently
  • Bespoke cabinetry built by our own joiners and stone or solid-surface worktops - granite, marble, quartz, Dekton, Corian or Minerva - laser-templated and fitted by our stonemasons, both made around the confirmed structural layout rather than a standard size ordered off a shelf
  • Part P certified electrical work for the new layout, with safety certificates issued for the lighting and power once it's tested
  • Gas Safe registered connection and commissioning of gas hobs or range cookers where the remodel repositions them
  • Legal removal and disposal of old units, worktops and structural waste, as a registered waste carrier, with skips or waste collection scheduled around the strip-out rather than left sitting on the drive for days
  • A written itemised quote before work starts, followed by a sign-off walk-through with written guarantees once the kitchen is finished, with any snagging picked up on the spot rather than added to a list for a later visit

Not Included / Costed Separately

  • Planning permission application fees where full planning consent, rather than permitted development, turns out to be needed - these are payable to the council directly, not part of our quote
  • Independent structural engineer calculations for unusually large spans or an extension with a complex roof tie-in, occasionally commissioned as a separate line item once the survey confirms what's needed
  • New appliances, unless they're specified and priced into the design and quote at the outset - existing appliances can usually be reused and reconnected where the layout allows
  • Party wall agreements with neighbours for extension work - these need a party wall surveyor and are arranged separately from the kitchen project, and are more common on terraced properties sharing a boundary wall than on detached ones
  • External landscaping or garden reinstatement following a rear extension, including patios, fencing or turf
  • Decorating beyond the remodelled kitchen area itself, such as repainting adjoining hallways or the rest of the ground floor
  • Asbestos removal, where the structural survey finds it in an older property - this needs a specialist licensed contractor and isn't work we carry out ourselves

From First Measurement to Finished Kitchen: How a Nottingham Remodel Runs

  1. Design Visit and CAD Layout -- A free design visit at your Nottingham property covers the new layout and CAD options first, so you're choosing between real, measured versions of the kitchen rather than a sketch. Where a wall or chimney breast might be coming out, we flag it here and book the structural check as the next visit rather than guessing at what's possible before it's been looked at properly, and talk through whether the room's likely to stay usable for cooking while the work's underway.
  2. Structural Check, Engineer Calculations and Building Control -- A structural survey confirms what's actually load-bearing before anything is designed around it, looking at how the wall ties into the floor and roof structure above. If a wall or beam is involved, structural engineer calculations are drawn up and the building control application submitted at this stage - the written itemised quote is issued once that's confirmed, not before, so the price you're working from already accounts for what the wall turns out to need rather than a guess made before the survey.
  3. Cabinetry Drawn Up and Trades Booked as One Block -- Once the quote's agreed, final cabinetry drawings go to our joiners in the Derby workshop and the worktop gets templated, while on the scheduling side every trade needed for your Nottingham job - demolition, electrics, plumbing, plastering and the fit - is booked back-to-back for the same weeks, rather than each one slotting your job in around other clients on their own separate diaries. That's the stage that decides whether a job runs as one continuous fortnight or drags out over gaps waiting for trades to become free, and it's also when we confirm the exact travel and delivery logistics for getting materials and trades out to the Nottingham address.
  4. Strip-Out and Structural Work -- Old units come out, the wall or chimney breast is removed and any beam installed, with rubble and old units cleared as we go under our registered waste carrier status. Structural work is signed off against the engineer's calculations before the opening is made good, and any adjustment to the cabinetry sizing that the finished opening requires is picked up by the same joiners who drew it up.
  5. First-Fix Trades, Plastering and the Kitchen Fit -- Part P registered electricians rewire the new layout and plumbing connections are made by plumbers qualified to NVQ Level 2 and City & Guilds, master plasterers make good the opened-up walls and ceiling, and once that's dry, our own joiners fit the bench-made cabinetry and our stonemasons fit the worktop around the finished structural opening rather than around a size assumed before the wall came out.
  6. Gas and Electric Connections, Then Sign-Off -- Any gas hob or range cooker is connected and commissioned by a Gas Safe registered engineer, electrical safety certificates are handed over, and the finished kitchen is checked room by room with you, including anywhere plaster or paintwork meets the new structural opening. The 5-year labour and installation guarantee plus 2-year product guarantee are confirmed in writing at this walk-through, not promised verbally on site.
