Fitting a kitchen built for constant production is a different job to a domestic refit -- the electrical supply, the floor finish and the drainage all have to hold up to washdown cleaning, heavy equipment and health and safety checks, not just everyday cooking. We plan, supply and install industrial kitchens for food producers, catering companies and commercial sites across Derby and the surrounding towns, coordinating every trade a fit-out needs -- joiners, plumbers, Part P electricians and Gas Safe engineers -- as one crew rather than a chain of separate subcontractors you have to manage yourself. That matters most once the work is under way: when three-phase wiring, drainage and gas commissioning all have to land on the same site in the right order, having one team accountable for the sequence and the certification means nothing gets missed and there's no one to point the finger at if something needs fixing later.

What a Production Kitchen Fit-Out Covers, and What's Priced Separately

  • Full strip-out and structural preparation of walls, floors and ceilings so they can take continuous multi-shift use, not just a few hours of daily cooking
  • Three-phase power installed and Part P certified for ovens, mixers, chillers, freezers and production-line equipment running side by side
  • Drainage and grease trap capacity sized for washdown cleaning between production batches, not a single evening clean-down
  • Gas Safe commissioning of gas-fired cooking and processing equipment, from ranges to bulk cooking kettles
  • Extraction canopies and make-up air systems balanced across multiple cooking stations or production lines running at the same time
  • Resin, speciality vinyl or sealed concrete flooring rated for trolley traffic, spillage and repeated washdown
  • Stainless steel worktops, wipe-clean wall cladding and coved floor-wall junctions that leave no dirt traps for food safety inspections
  • Sourcing, positioning and commissioning of industrial-grade production equipment through our trusted suppliers
  • Safety testing, certification paperwork and staff handover training before the line goes into production

Not Included / Costed Separately

  • The purchase cost of specialist production equipment itself, which is sourced and priced separately to match your budget and output
  • Local authority planning applications, food business registration and permit fees, which are paid direct to the council
  • Major structural work outside the kitchen area, such as a new roof, extension shell or altering load-bearing structure
  • Ongoing cleaning chemicals, consumables and routine maintenance once the kitchen is handed over and running
  • Building work or equipment changes requested after sign-off, which are scoped and quoted as a separate job

How an Industrial Kitchen Fit-Out Runs From Survey to Sign-Off

  1. Site survey and equipment schedule -- We visit the site to check the existing power supply, drainage, floor loading and any structural constraints, and go through your equipment list and production layout so the plumbing, extraction and electrics are designed around how the kitchen will actually be used.
  2. Design and written quote -- We put together a layout showing equipment positions, extraction runs, drainage points and floor finishes, then send a written, itemised quote so you know what's included and what's costed separately before any work starts.
  3. Strip-out and first fix -- Old units, flooring and redundant pipework are stripped out and disposed of legally through our registered waste carrier licence, then walls, floors and ceilings are prepared and first-fix electrics, plumbing and ductwork routed for the new layout.
  4. Trade installation -- Part P electricians run the three-phase power and lighting circuits, plumbers qualified to NVQ Level 2 and City & Guilds fit the heavy-duty pipework and grease traps, and Gas Safe engineers fit and commission gas hobs and ranges -- each trade signed off before the next stage starts.
  5. Surfaces, cladding and equipment fit -- Resin, speciality vinyl or sealed concrete flooring is laid, stainless steel worktops and wipe-clean wall cladding go in with coved floor-wall junctions, and production equipment is positioned and connected.
  6. Testing, certification and handover -- We carry out safety testing, hand over the gas and electrical certificates and other paperwork, walk your staff through the new kitchen, and sign off the job under our 5-year labour and installation guarantee.

What an Industrial Kitchen Fit-Out Costs in Derbyshire

Industrial kitchen fit-outs vary more than domestic ones because so much depends on the site you're starting from and the equipment you're running. As a guide, a small production kitchen installation tends to start from around £50,000, and a full manufacturing facility fit-out can run into six figures once three-phase power, drainage, extraction and specialist flooring are all accounted for. What moves the price most is the condition of the existing electrical supply and drains, how much strip-out is needed, and how many separate cooking or processing lines the extraction and ventilation have to serve. The purchase cost of ovens, mixers, chillers and other production-line equipment is priced and sourced separately from the installation itself, so you're not paying installation rates on kit you already own or want to source yourself. A figure like this is only ever a starting point -- a firm quote means a site visit, so we can look at the existing supply, drainage and layout before pricing the job in writing.

Industrial Kitchen Installation Compared With a Standard Commercial Refit

Aspect Standard commercial kitchen Industrial kitchen installation
Typical output A single kitchen serving one restaurant, café or catering unit Mass production or bulk catering for hundreds to thousands of meals a day
Electrical supply Usually single-phase Three-phase supply for heavy-duty equipment
Flooring Standard commercial vinyl or tiling Resin, speciality vinyl or sealed concrete rated for heavy equipment and constant washdown
Regulatory load Food hygiene and basic health and safety checks Food Safety Act, Food Hygiene Regulations, Health and Safety at Work Act, Building Regulations, gas and electrical safety certification, and local authority permits
Typical project cost Scoped to a single kitchen area, generally lower From around £50,000 for a small production kitchen, rising to six figures for a full manufacturing facility
Typical timeline A few weeks 6-12 weeks depending on complexity

Trades Used to Production Schedules, Not Just Kitchens

Twenty years fitting kitchens across Derbyshire has meant plenty of domestic work, but it's the food production and bulk catering sites that test a crew hardest -- three-phase circuits, drainage and gas commissioning all landing on the same site while a client is trying to get a production line running to schedule. That's the work our tradespeople are used to. Gas Safe registered engineers commission every gas-fired cooking and processing line, Part P registered electricians certify the power feeding ovens, mixers and refrigeration, and plumbers qualified to NVQ Level 2 and City & Guilds size the drainage and grease traps for washdown cleaning between batches rather than a single evening's service. When the strip-out comes out, it leaves the way a registered waste carrier is supposed to handle it -- logged and disposed of properly, not left for you to arrange. We're members of CITB and the Federation of Small Businesses, and every fit-out is backed by a 5-year labour and installation guarantee plus a 2-year guarantee on the products we fit.

From Sinfin Lane to Swadlincote: Where We Fit Industrial Kitchens

We're based on Stenson Road in Sunny Hill, on the south side of Derby, which keeps us close to the city's main industrial and trading sites -- the units around Raynesway, the Meteor Centre trading estate, the manufacturing and distribution sheds on Sinfin Lane, and the business park development at Pride Park. From there we've spent 20 years taking kitchen fit-outs out to the surrounding towns too: Chesterfield, Long Eaton, Belper, Ilkeston, Heanor, Alfreton, Swadlincote, Ripley, Matlock, Dronfield, Duffield, Wirksworth, Bakewell, Buxton, and into Nottingham. Wherever the site is, the same crew and certified trades travel with the job rather than being swapped for whichever local subcontractors happen to be free.

Got Questions?

Frequently Asked Questions

How much does an industrial kitchen installation cost?

As a guide, a small production kitchen installation starts from around £50,000, and a full manufacturing facility fit-out can run into six figures once three-phase power, drainage, extraction and specialist flooring are all included. The real number depends on the condition of the existing electrics and drains and how much strip-out is needed, so a firm figure means a site visit rather than a phone estimate.

Do you supply the production equipment as well as fit it?

We source, position and commission industrial-grade equipment through our trusted suppliers, but the purchase cost of the equipment itself is priced separately from the installation. That keeps it flexible if you already own equipment, want to buy direct, or need to phase purchases against budget.

How long does an industrial kitchen fit-out take?

Most projects run 6-12 weeks depending on complexity -- a straightforward production kitchen sits towards the shorter end, while a full manufacturing facility with multiple lines and extraction runs takes longer.

Can the kitchen keep operating while you work?

Some strip-out and finishing work can be phased around a live site, but the core first-fix stage -- three-phase wiring, drainage and gas commissioning -- usually needs that area of the kitchen taken offline to do it safely and to standard. We'll map out what can run in parallel and what can't at the survey stage, rather than promise zero downtime and not deliver it.

Do you handle food hygiene registration and planning permission?

We handle safety testing and certification for the gas and electrical work we carry out and hand you the paperwork, but food business registration, planning applications and permit fees are paid direct to the council and aren't part of our quote.

What flooring do you fit in a washdown kitchen?

Resin, speciality vinyl or correctly sealed concrete, chosen against your cleaning regime, trolley and foot traffic, and the loads the floor needs to carry -- we'll recommend a finish once we've seen how the space is used.

What happens to the equipment and units you strip out?

We're a registered waste carrier, so old units, flooring and redundant pipework are removed and disposed of legally as part of the job rather than left for you to arrange separately.

Do you fit kitchens for sites outside Derby?

Yes -- alongside Derby we regularly work in Chesterfield, Long Eaton, Belper, Ilkeston, Heanor, Alfreton, Swadlincote, Ripley, Matlock, Dronfield, Duffield, Wirksworth, Bakewell, Buxton, and into Nottingham, with the same crew and certified trades travelling to the site.

Get Your Fit-Out Scheduled Around Your Production Calendar

Every week an industrial fit-out runs is a week production capacity is offline, so the sooner we've surveyed the site and issued a written, itemised quote, the sooner a start date can be booked in around your output schedule rather than someone else's. Get in touch to arrange a site visit -- there's no hidden extras in the quote you get back.
