What Our Commercial Kitchen Fit-Out Service Covers

  • Design and layout planning that follows food-safety flow principles - raw and cooked food separation, delivery-to-service progression, and the minimum aisle widths an inspector will check for
  • Commercial-grade cabinetry and stainless steel or solid-surface work surfaces, fabricated and fitted on site by our joiners and stonemasons
  • Plumbing connections for sinks, dishwashers and pot-wash stations, carried out by plumbers qualified to NVQ Level 2 and City & Guilds
  • Kitchen lighting and power circuit installation and certification by our Part P registered electricians
  • Gas hob, range cooker and catering appliance connection and commissioning by our Gas Safe registered engineers
  • Wall and floor finishing to non-porous, easy-clean specifications, carried out by our master plasterers
  • Removal and legal disposal of old units, worktops and fittings, as a registered waste carrier
  • Coordination with your design during the fit-out phase so the finished layout matches what building control and environmental health have agreed

Not Included / Costed Separately

  • Full three-phase distribution board upgrades or new supply from the street - that's a job for a specialist M&E contractor or your network operator
  • Supply and manufacturer warranty of the catering equipment itself (ovens, extraction canopies, fridges) - we install and connect it, but purchase and warranty sit with the equipment supplier
  • Grease trap civil engineering or drainage alterations outside the kitchen footprint
  • Writing your HACCP plan, food business registration, alcohol or entertainment licensing, or planning and change-of-use applications - these are your responsibility or your consultant's
  • Structural building work such as extensions, load-bearing wall removal or new openings

How We Deliver a Commercial Kitchen Fit-Out

  1. Design visit and CAD layout -- We visit the site, talk through your menu and covers, and put together CAD design options that build in the food-flow and zone separation an environmental health officer will expect to see.
  2. Written, itemised quote -- You get a full quote before any work starts, broken down by trade and material, so nothing gets added once the fit-out is under way.
  3. Trade scheduling and sequencing -- Joinery, plumbing, electrics and gas work are scheduled as one project rather than a chain of separate contractors - drainage goes in before flooring, electrics are certified before units go against the wall.
  4. Installation of units, worktops and finishes -- Cabinetry, stainless steel or solid-surface worktops, and food-safe wall and floor finishes are fitted, with our plumbers, electricians and gas engineers connecting and commissioning as each stage completes.
  5. Testing, certification and sign-off -- Electrical safety certificates, gas commissioning records and plumbing sign-off are issued before handover, and we walk the finished kitchen through with you against the original design.
  6. Guarantee and aftercare -- The fit-out is covered by our 5-year labour and installation guarantee and 2-year product guarantee, and we stay the single point of contact if anything needs adjusting once the kitchen is in daily use.

One Fit-Out Team vs a Chain of Separate Subcontractors

What matters on a commercial job Chain of separate subcontractors Derby Kitchen Fitter
Point of contact A different number for the joiner, plumber, electrician and gas engineer One team and one point of contact from quote to sign-off
Certification paperwork You chase each trade individually for certificates Electrical, gas and plumbing certificates collected and handed over as one package
Responsibility if something's wrong Trades can point to each other One team accountable for the whole fit-out under our guarantee
Scheduling A delay with one trade can stall the whole job before opening Trades sequenced and supervised as one project
Waste disposal Often left for the client to arrange separately Handled by us as a registered waste carrier

Trades That Are Actually In-House, Not Just Subcontracted Out

Most commercial kitchen problems on inspection day trace back to a gap between trades - the electrician didn't know what the plumber had already boxed in, or nobody checked the worktop joints were food-safe before they were sealed. The team at Derby Kitchen Fitter has spent 20 years fitting kitchens across Derbyshire, and every trade a commercial fit-out needs sits inside that one team rather than being handed off: joiners with formal City & Guilds training and a bench-joinery background, plumbers qualified to NVQ Level 2 and City & Guilds, Part P registered electricians who issue their own safety certificates, Gas Safe registered engineers for hob and range cooker commissioning, and master plasterers with decades of hands-on site experience. The company is also a member of CITB and FSB, which matters on a construction site where trade competency and site safety records get asked for. As the team puts it: "We only fit kitchens to the standard we'd want in our own homes - and we put that in writing before we start."

Commercial Kitchen Fit-Outs Across Derby and the Surrounding Area

Most of our commercial kitchen work is in and around Derby, including city centre restaurant fit-outs where the finished kitchen has to satisfy Derby City Council's environmental health team before opening day. We also cover the wider county and into Nottingham - Chesterfield, Long Eaton, Belper, Ilkeston, Heanor, Alfreton, Swadlincote, Ripley, Matlock, Dronfield, Duffield, Wirksworth, Bakewell and Buxton. It's not just a city-centre issue: one of the clearer examples we've seen was a café in Long Eaton that failed its first environmental health inspection because domestic-grade equipment and worktop joints had been used in what was, by then, a commercial setting - a reminder that the same standards apply whether you're setting up in the city centre or a market town kitchen.

Commercial Kitchen Construction Questions We Get Asked

Do I need planning permission before building a commercial kitchen?

It depends on the premises. Converting a residential unit or changing the use of a building will usually need a change-of-use application, and that application itself is normally handled by you or your planning consultant rather than by us. What we do is build the fit-out to match whatever layout has been agreed with building control and environmental health, so it isn't rebuilt again after the event.

How long does a commercial kitchen fit-out take?

It depends on the scale of the job and how much of the gas, electrical and ventilation work is new versus an upgrade of what's already there. Because we schedule joinery, plumbing, electrics and gas as one project rather than a queue of separate contractors, there's less dead time waiting for one trade to finish before the next can start. A realistic timeframe comes out of the site visit and written quote, not a generic figure.

Can you fit stainless steel worktops as well as stone or solid-surface ones?

Yes. Our worktop team fabricates and fits commercial-grade stainless steel for prep and wash areas as well as granite, quartz, Dekton, Corian and Minerva for front-of-house counters, jointed on site by experienced stonemasons.

Who provides the gas safety certificate for a new range cooker or catering hob?

Our Gas Safe registered engineers connect and commission gas cooking equipment and issue the relevant certification as part of the fit-out - it isn't something you need to arrange separately afterwards.

Do you supply the catering equipment as well as install it?

No - we install and connect the ovens, extraction, fridges and other catering equipment you specify or have already sourced, but the equipment purchase and manufacturer warranty run through the catering equipment supplier, not us. We're happy to work around whatever equipment schedule you or your consultant has drawn up.

What happens if environmental health raises a snag after we open?

We can't control an inspector's judgement on the day, but the design decisions we build to are based on known food-safety standards - separation of zones, non-porous surfaces, adequate drainage and so on. If a snag traces back to our fit-out work, we're a single point of contact to come back and put it right under our labour and installation guarantee, rather than you having to work out which subcontractor is responsible.

Can the kitchen stay open while the work is done?

Sometimes, depending on how much of the job is a straight refit versus new ventilation, gas or electrical infrastructure. Smaller refurbishment or replacement work can often be phased around trading hours, but a full new fit-out with new extraction or three-phase power will usually need the kitchen closed for that stage. We'll be straight with you about which applies once we've seen the site.

Get the Design Right Before Anything Is Built

A commercial kitchen that looks finished but fails on ventilation, drainage or surface specification doesn't just cost money to put right - it costs trading days you don't get back. Talk to us before the fit-out starts, not after an inspection has stopped it, and get an itemised quote and design that's been thought through against food-safety standards from the first visit.
